Superior selection. Top opportunities: A location solution for every need.

HyPoint Industrial Park (HP): Size and speed.

Rolla Regional GIS LinkIn today’s global market, the clock never stops ticking, and for high tech and distribution sectors, speed has never been more critical. That’s why FedEx, Coca-Cola, Pepsi-Cola and UPS have all chosen HP for fast-moving distribution centers, and why both Brewer Science and MO-SCI set up  headquarters and  plant facilities for fast-moving, fast-thinking design and manufacturing operations.  With a location on I-44 at Exit 186, less than three miles from Missouri Highway 63, HP positions your operation for rapid access and reach to major markets. And with a commercial trucking facility and a Love’s Travel Shop onsite, HP keeps both people and products ready to move.

Space is another HP asset. Here, industry has spread over 200+ acres with 80+ acres still offered along with convenient warehouse-lease space available adjacent to the Park. And inside HP the aptly named Big Industrial Building, the region’s largest available industrial facility, opens the door to huge opportunity with 327,000 square feet of customizable space on a 40+ acre site. Municipally sourced water, sewer and electricity also offer big utility savings and capacity, with reliability assured through a power distribution station located onsite; gas is supplied by Ameren Missouri.  And while products flow fast here, so does data on a fiber infrastructure that allows internet speeds up to 1 gig.

HyPoint West (HPW): Certified high performance.

Now under development and ready to be configured to your needs, HPW offers shovel-ready opportunity for a variety of sectors. The 110-acre Park includes a 58-acre certified site that has met the rigorous standards of the Missouri Certified Site Program.  Like HP, HPW provides the quality and affordability of municipally sourced electricity, water and sewer with a fiber infrastructure that allows internet speeds up to 1 gig.

Rolla Airport Industrial Park: Ready for takeoff.

When Brewer Science explored site locations for expansion, the Rolla Airport Industrial Park rose to the top, combining superb connections with a can-do workforce—the ideal location for the company’s 25,000-sq. ft. next-generation micro-device facility. The Rolla National Airport is a critical logistical hub for the region, offering two lighted runways (5500 ft. x 100 ft.) and averaging over 22,000 operations on a yearly basis. Available services include flight instruction, fuel sales, hanger and tie-down rental.  Water and sewer service includes an onsite 300,000-gallon water storage tower and 30,000-gallon sewer treatment facilities. With  200 improved acres available (plus another 200 not yet served) and a convenient location on Missouri Highway 63, only 15 minutes from Interstate 44, the Rolla Airport Industrial Park is performance-ready for manufacturing, warehousing and aviation–related industries.

St. James Industrial Park: Free land, wide-open opportunity.

For qualified job creators, the St. James Industrial Park offers competitive advantages that few other parks can match. To begin with, ease of transport is assured through the Park’s strategic location that puts I-44 access just 2.5 miles away. Also, high-capacity, affordably priced utilities provided by the City of St. James help keep manufacturing moving at peak profitability.  And for companies that create eight or more new jobs at the Park, the deal gets even sweeter: Free land. Not only that, thanks to the Park’s designation as an Enhanced Enterprise Zone, qualified businesses may enjoy up to 90% abatement of property taxes for up to 20 years.

Innovation Park: Next generation now.

Boeing didn’t have to circle the runway to find the ideal location for its University liaison office; no GPS was needed for Garmin International to find the perfect spot for offices where Missouri S&T interns could work side by side with        Garmin engineers developing the company’s newest products. While the sleek and superbly equipped 22,000-square-foot Technology Development Center is already incubating ideas and success, with premier tenants like Boeing and Garmin, the Center is only the first ground-breaking development at the aptly named Innovation Park. Innovation Park is where great minds, great ideas and great companies are all coming together in a dynamic blend of academic expertise and private enterprise. With a focus on core Missouri S&T strengths in materials, energy, information systems and advanced manufacturing, Innovation Park also promises speed and ease in technology transfer. Utility advantages are significant—this Park is ready to turn on the power, including the brain power, for your success.
