Hy Point West Industrial Park Designated as Missouri Certified Site

The Rolla Community Development Corporation (RCDC) is pleased to announce that through collaborative efforts with the Rolla Regional Economic Commission (RREC) the 100 acre plus property owned by the organization and located along Highway V adjacent to Hy Point Industrial Park is now one step closer to being a new and viable industrial park.  The property, now known as Hy Point West, has recently received the state’s designation as a Missouri Certified Site. 

RCDC and RREC leadership feel this is a proactive step towards preparing the community for future opportunities.  Companies in today’s market require a fast turnaround and are not willing to wait for development of industrial property.  The certification process assures they will not be met with unsuspecting issues that will cause timely and costly delays.

To this end, the RCDC also announces the board’s decision to begin the engineering design work and implementation of Phase 1 development of Hy Point West.  The organization’s investment will provide preliminary infrastructure to the site.  The streets in the new industrial park, Perrot Boulevard and Durwood Lane, have been named after members of the Cunningham family, long time owners of the former agricultural property.

Also under consideration by RCDC is the design of a virtual building.  This concept offers prospects the benefits of a pre-designed and site engineered facility, with the flexibility of customizing for their specific needs.  It is another effort at shortening the time required for a company to begin operations once a site decision is made and thereby making the site more marketable.  

“These steps are designed to make us as competitive as possible with the thousands of other communities across the county,” says Cyndra Lorey, Executive Director of the RREC and Administrative Director for RCDC. 

The Hy Point West designation, only the 14th in the state to date, comes after completion of an extensive review process that requires meeting criteria that has been established based on both the requirements of industry and data documenting availability. Site pre-qualification through this process provides a standardized tool by which both development professionals and business prospects can review prospective sites for compatibility with their development needs.  The certification of a site is performed through a comprehensive review of items including the availability of utilities, site access, environmental concerns, land use conformance, and potential site development costs. Having a site “certified” reduces the risk associated with development of particular sites by providing up front and consistent information. To this end, the certification process works to assemble current and accurate information into a single, useable package and format it such that potential buyers can have this information readily available for review immediately upon showing interest in a site. Since this information has been reviewed by an established Review Team of professionals for completeness, the potential buyer will achieve an increased level of detailed information to aid their decision-making.
